Temporary Services - General
Provisions for anticipated Temporary Services should
be incorporated in the General Requirements of the
specifications and also in each specification section
pertaining to the work. The responsibilities of each of
the mechanical and electrical Contractors (or
subcontractors) should be specifically defined not only
where there are separate mechanical and electrical
contracts, but also where all work is under a single
Prime Contractor.
The following guidelines for Temporary Service should
be considered and incorporated in the specification as
they may be applicable:
- Temporary Heat - as recommended in Section E-2.
- Temporary Light & Power - as recommended in
Section E-3.
- Temporary Water Supply - as recommended in
Section E-4.
- Temporary Toilets by means of rented portable
units or other means as may be necessary to
comply with local health codes. In certain
projects, it might be necessary to define
responsibility for a Temporary Sewer or a Septic
System as specific job conditions indicate.
- Should power be required at a project site prior
to the installation of temporary power, each
Prime Contractor shall furnish their own power by
means of portable generators.
- Any other temporary services which a study of
conditions at the site would indicate will be
required before the typical temporary services
can be installed and made operative.
- When temporary service is connected to a utility
line addition, meters should be installed with
the cost of energy paid by the Owner.
In general, the furnishing of Temporary Services shall
apply for the duration of the project; however, it is
sometimes desirable to consider the following:
- Insertion in the specifications of a specific
statement of time limits and/or dates during
which Temporary Services, in accordance with the
methods specified, will be required.
- Should the requirements for Temporary Services be
of duration greater than the time limits
specified, then the respective Contractors (or
subcontractors) shall continue to provide such
Temporary Services, and the cost for such
services will be recognized as an
"extra"
- When a time limit is specified, each Contractor
(or subcontractor) shall also be asked to submit
unit prices per day stating the addition or
deduction for the contract sum for providing
Temporary Services for a longer or a lesser
period.
- The Architect is advised to fully inform, and
obtain the concurrence of the Owner regarding the
intent and responsibilities involved when such a
time limit is specified, including the potential
for "extra" cost which the Owner must
agree to assume.
