There is considerable debate currently underway among Contractors and Architects as to the merit and value of "standard" manufacturer warranties for "flat" (built-up single ply) roofing systems. Many are written to protect the manufacturers by actually limiting the recourse of the Owner for defective material. It is therefore recommended that should such warranties be required, that the "standard" document be modified to suit specific project circumstances and conditions. Standard warranties should be specified only with the knowledge and approval of an Owner. It is also recommended that the Contractor's warranty on the roofing installation be written for a period of two years from either occupancy or roof installation, again depending on specific project circumstances. This will allow a period exceeding one complete seasonal cycle or year of weather exposure to evaluate the roofing performance.
